Once you’re under contract, we’ll deposit earnest money, schedule inspections, review disclosures, negotiate any necessary repairs, finalize financing, complete the appraisal, and work closely with the title company until closing day. Think of the escrow and title company as the neutral third party that keeps everything on track while your home purchase or sale is in progress. They securely hold earnest money, coordinate paperwork, prepare closing documents, and make sure funds are distributed correctly once the transaction is complete.
The title company also researches the property’s history to confirm ownership and identify any liens or other issues that could affect your ownership rights. Before closing, they’ll make sure the title can be transferred to you and provide title insurance to help protect your investment.
