The Truth About Zillow's Zestimate (Don't Shoot the Messenger)
Let's start with this:
I don't hate Zillow.
In fact, I use Zillow. You probably use Zillow. Half the people I know use Zillow while they're supposed to be watching Netflix.
The problem isn't Zillow. It's assuming a Zestimate is the same thing as your home's market value.
Spoiler alert: It isn't.
So...what is a Zestimate?
A Zestimate is an automated estimate created by a computer algorithm. It looks at public records, recent sales, tax information, and other available data to come up with an estimated value.
That's helpful.
What it doesn't do is walk through your home.
It doesn't know you spent $60,000 remodeling your kitchen. It doesn't know your neighbor has three broken-down RVs parked in the front yard. It doesn't know your home backs to protected greenspace while another one backs to a busy road.
And it definitely doesn't know that your dog is the unofficial mayor of the neighborhood.
Why can Zestimates be wrong?
Real estate is local.
Actually, it's more specific than that.
Real estate can change from one neighborhood to the next, one street to the next, and sometimes even one side of the street to the other.
A computer can only analyze data. It can't understand buyer emotions, floor plans, views, updates, curb appeal, or whether a home simply "feels right."
Those are the things buyers are willing to pay for.
So how do I determine your home's value?
I look at recently sold homes that truly compare to yours.
That means similar size, condition, age, location, updates, lot characteristics, and current buyer demand.
Then I combine that information with what's happening in today's market to recommend a pricing strategy designed to attract buyers and maximize your sale price.
Pricing a home isn't about picking the highest number.
It's about finding the number that gets buyers excited enough to write offers.
Should you ignore your Zestimate?
Not at all.
Think of it as a starting point.
It's a useful tool for getting a general idea of your home's value, but it shouldn't be the number you base one of the biggest financial decisions of your life on.
That's a little like letting your weather app decide whether you should cancel your outdoor wedding.
